fully agree. ppl often are too 1 sided about this, and the majority always say that buying>renting. anyhow imo its all a math equation, when rental yields are too low due to extremely high market prices, then it is far better to sell your place and rent. you should factor taxes though etc.

i find it odd that these people who bought at huge losses arent just renting it out instead and using the place as a rental property that acts as a tax shelter.

Lots of investors own rental properties with positive yield elsewhere. Then, they buy negative net income NY properties to offset their taxable gains.
