Why don’t they use the pre-tax mortgage cost as an expense? Yes, we are paying 55,000 a year for the mortgage, but we need to return 55,000 / (1-0.15) = 64,705.88 in our investment portfolio for that to occur.
The mortgage cost is described as after tax. I also fell for that trap.
