Equity return on Hotel plus Condominium

Dear All, I have some qns regarding one case study.
This building is under construction for Hotel and Condo, the hotel NOI for 1st year is let say A, the condo 1st year sale is B, 2nd year sale C, to get the cash flow for 1st year from both Hotel and Condo, should be A+B only? and to get the Terminal value of the building (Hotel+Condo) = (A+B+C)/r where "r"is the cost of debt?

Equity return = cash flow from first year/Equity
