Yeah, now I see you are right, Marat ! Evaluating Investments in Real Estate EBITDA makes sense - but Depreciation is substracted (if take EBIT) only for tax purposes. Thanx a lot!

Refer CFA book, first chapter on Real Estate. It shows how to calculate NOI.
