NAV / Asset Aproach vs Cost approach. Is there a difference?

Hi all,

I am slightly confused about the NAV approach and if it is cost approach or if it is a blend of (cost, market, income) approaches. For example, cost approach could be replacement value or reproduction value. In the bibliography I see Cost = Asset approach. But in the adjusted NAV (part of the Asset approach you may use DCF to find the value of a particular asset, the market approach to find another asset and the cost approach for a 3rd asset under the adjusted NAV exercise so how can NAV be a cost approach?
