listened to the director of research of CBRE speak this week and he touched on it. His take was if the deciding factor is real estate & labor costs it will be Atlanta or Toronto, but obviously taking into political considerations it comes down more to the proposal each city gives. I cant see it being philly as much as i think it is a good fit and checks a lot of boxes

if you want to see the scary possibly ugly trend in nyc multifamily look no further than 432 Park - disgusting building. The only thing they can use to sell it is to tell everyone living there means when you look out your windows you dont have to see this horrible building
