Why conditional prepayment rate(CPR) increases as mortgage ages?

People refinance their loans or sell their homes. The older the mortgage, the more likely that:
- The homeowner will have substantial equity and will refinance to access that equity
- The homeowner will be sick and tired of living in the same old house and will move into a new house
