100% agree with BS on this topic. A very nice kitchen can be had at a fraction of these costs. This is plain and simple excess, I’d much rather use that money to make more money.

Whatever you do, do not get a microwave drawer or one built into an island unless you are only 3 feet tall. Our last house had it built into the island. It looked really cool when we were looking at the house, but was a huge PITA. Not great with little kids in the house either.

DO get an instant hot water thingy for your sink and a warming drawer.

Oh dear… we are thinking of putting the microwave in the island…as we dont have space to build one in the units. And we are probably not gonna get a hot water tap or a warming draw… That said Merican’ dont have kettles do they? srs.

Think really, really hard about the microwave in the island. It does look really cool, but after a couple of weeks I hated it because I was always bending down to use it. If that’s the only space you have though, not much you can do about it. The hot water tap takes almost no space at all, it does require an electrical outlet under the sink though. Electric kettles aren’t all that common here, but people do have them. We don’t use our instant hot just for tea though, it’s great for cooking as well, since the water is near boiling already. It is also filtered, so there’s that.

I probably use the microwave 3x per month. Will def think about getting a hot tap though… sound worth it to me.

A nice stove top is worthless if your cooking set is garbage, set aside 5% of your budget on upgrading knives, pots & pans if you haven’t upgraded those already.

One thing that I’ve seen that looks pretty cool is a water faucet above the stove. It’s a nice feature that allows you to fill up pots of water right on the stovetop rather than in the sink and moving over to the stove.

On a side note, taking equity out of second home to put in a monster kitchen with all of the works in a new home sounds 2006ish circa Florida, Arizona, Califorinia, etc.

Tap above the stove sounds lame and dangerous.

You don’t live in London and dont understand the local market, do you? Prices may correct in the short term, but i’m planning on living in the house for 10+ yrs and in that time the house will jump. I bought in May for 520k, houses across the road are going for c600k. When I do the 150k work to it, it’ll be worth 800k +.
