So I am been emailing with a realtor about coming to look at units in Miami this weekend. So far, this guy has used there instead of their and your instead of you’re. We have excahnged 6 emails… I’m not sure what I want to do but that kind of scares me. If this guy is supposed to be as awesome and as great as his website/reccomendations say he is, why can’t he use proper grammar? I am of the mindset that the written communication leading to a transaction is a good indicator of what you’re (you + are = you’re) going to get. What should I do, it’s so late in the game already that I might just have to stick it out with this dude… On the plus side, maybe he will be easy to negotiate with now that I have this ammuniton, is that below the belt though? Calling out grammar to get a lower price?

Why would you be negotiating with him? Isn’t he your realtor? i.e., he’s representing you? Great realtors aren’t known for being the smartest when it comes to much of anything other than knowing their real estate market. I wouldn’t worry about it. If he has experience in the area, I’m sure he’ll provide you with the service you require. If he’s the seller’s agent and you’re going in there without representation, then you have to do your homework.
Nuppie - Check your mail. I just sent you the name of the realtor my best friend used in Miami. Also, you should note English is the second language down in MIA for many. Might be why he has grammar issues …
I’ve been doing my homework and I know (approx.) what price points I should be looking at on the retail side of things. I’ve been trying to get some advice on renting from the brain trust on these boards, however, Chitler (that’s Chad), has been nuking all my threads. Daviskr may have just saved my a$$ though!

He is probably Cuban, cut him some slack…

Is this your second thread regarding grammar/composition skills? Freerider is right about most of it, but it is a stretch to say that a realtor represents your interests. They will definitely aid in the grunt work (they have access to a lot of info that they don’t necessarily show you unless you ask - past selling price of house, recent sale prices of similar houses in the same neighborhood …) but the research and negotiation aspects of the deal are your responsibility. A realtor keeps their own house on the market ~3 mo longer than they do for their clients and sell for ~5% more than they do for their clients - dont remember source of the study. -older lurker
Who cares if his grammar is bad? Anyway, how would you be able to get a better deal by pointing out his grammatical errors? “Fool, your English sucks. Now get me a lower price.”
This is real estate. No one in the business is smart for the most part. Besides, I don’t really know what you want to negotiate. His fee is paid for be the seller. I guess you could ask for a 1% subsidy from the agent upon sale, but if he is any good, he will walk unless he is a close, personal friend. On a side note, I’m interested in this Cuban girl at church. Too bad she is ridiculously hot and has 10,000 guys after her. She is 100% American (born and raised), doesn’t speak a word of Spanish, but couldn’t write her way out of a wet paper bag.

I don’t think the grammer issue, in this case, is a big deal.
